Health & Safety building owner duty of care

The responsibilities of a property owner extend to the health and safety provision regarding the operation of a building’s lift or lifts — passenger, commercial passenger and industrial.


ILS undertake H&S inspections on behalf of clients that include:

  • braking systems (including buffers and overspeed devices)
  • hydraulics
  • suspension cabling, chains
  • gears
  • overspeed governors
  • safety gears
  • electricals (including earthing, safety devices, fuses, etc)
Our reports will include, among other details:

  • equipment identification (serial number, etc)
  • specification of the safe working load of the lift
  • details of any defect, small or large, that is deemed to be dangerous
  • details of tests we have carried out
We carry out:

  • Health and safety works arising from insurance inspections
  • SaFED supplementary tests
  • BS EN 81-80 — the 74-point safety audit

Our engineer employees are trained in the implementation of method statements and risk assessments that apply to all the work they undertake.

Our processes and procedures are bound by the requirements of:

  • Provision and Use of Work Equipment Regulations 1998/2306
  • Lifting Operations & Lifting Equipment Regulations 1998/2307
